DALLAS-The law firm of Munck Butrus and Innovation MedSpa will
move in Oct. 1 to Banner Place.
The class A deals, totaling 47,816 sf, have nudged occupancy to 79% in a
two-building complex with 280,432 sf of class A office space in North Dallas.
In a 13-year lease, the
technology-focused law firm took 43,116 sf on the fifth and sixth floors in
the 12-story Banner Place
North at 12770 Coit Rd., getting an interior
staircase built into the deal to connect the space, according to Belinda
Dabliz, leasing representative for Dallas-based Gaedeke Group, which
leases, manages and owns the complex. Innovation MedSpa inked a 10-year
lease for first-floor space in the 26,137-sf Banner Place South at 12660 Coit Rd.
as its second location in the metroplex.

that Munck Butrus will be getting its name on the 254,295-sf tower by
becoming the lead tenant in backfilling two of three floors vacated at the
end of March by Argo Data Resource Corp. "We worked very hard on this
Munck Butrus lease. We were initially one of seven," she says.
John Amend and
J.W. Amend of locally based Amend Group were the tenant reps, working out a
stair-stepped lease and a total two-floor overhaul as part of the terms for
the headquarters deal. The law firm also has offices in Marshall,
TX and Charlotte, NC.
Dr. Bill Johnson, owner of
Innovation MedSpa, plans to use the Banner Place office to broadcast his
medical spots on local TV channel, WFAA-8. In addition, Dabliz says the
incoming tenant also plans to donate some air time to another Banner Place
tenant, the March of Dimes. Clint Bansby of Corporate Realty Advisors in Dallas represented
Johnson, who plans to retain his Grapevine location at 1601 Lancaster Dr. too.
Deal financials aren't
being disclosed, but Banner
Place North is quoted at $19.50 per sf to $20
per sf. Space in the smaller office building is tagged at $18.50 per sf to
$19 per sf.
